In our 30 years of business, we have become expert in analyzing and recognizing the potential of fringe properties and “edges” of neighbourhoods – often vacant lots and buildings or parking lots that are in the middle of communities. These properties can be key to completing or rejuvenating neighbourhoods, and we’re proud of the role we’ve played in turning the edge into the centre.

Residents of The 834 will be able to monitor their energy use and its cost on a minute-by-minute basis with these high-tech monitors. This heightened awareness has been proven to reduce consumption by up to 15%.

In conventional buildings, water from municipal pipes needs to be heated some 100 degrees, then stored before it's used in the home. In our upcoming The 834 building, the water is passed through heat exchangers that are connected to the shower and tub drainage system, which transfers residual (leftover) heat to the incoming domestic water, thus preheating it before it gets to central hot water tanks. In this way, less energy and money are spent heating water; in fact, the system could potentially save up to 40% of domestic water heating costs.

We create downtown developments which makes it possible for residents to consider transit and pedestrian commutes, often a major – and healthful – lifestyle change. Both our recently completed Juliet and upcoming The 834 projects contain a secure bicycle storage room complete with a workshop facility. At Juliet each suite sold without a parking stall received a paid membership in the Victoria Car Share Co-op. These 28 memberships allowed the Co-op to purchase a brand new Toyota Corolla to continue growing the Car Share Co-op.
