Juliet
This 96 unit, 14 storey mixed-use building was successfully completed in November 2008. Located at the corner of Johnson and Blanshard Streets. The building features a unique curved glass face, a rooftop patio, BBQ kitchen and an outdoor movie theatre. Suites have floor to ceiling windows, premium kitchens, hardwood flooring and are pre-wired for internet, entertainment and communications.

Corazon
Corazon set a precedent in downtown Victoria, proving to residents and the development community that the city core was a viable place to live and build. Several other major residential construction projects have been undertaken in the area surrounding Corazon since its resounding sales success.

99 Spadina
This urban brick and beam building underwent a full restoration including the addition of two new floors. The building has received praise from architectural critics and press alike as an example of intelligent planning and revitalization. The project took place early in the revitalization of the King & Spadina area - which has gone on to see major re-development over the past few years. The building is now home to a variety of high-tech, film production and creative companies.

The Hollyburn
The Hollyburn is a complex mixed-use residential, retail, commercial and medical centre project located in West Vancouver, BC. Chard Development was responsible for the development management of the project including city approvals, design coordination, construction, marketing and tenant coordination. The successful project, designed by Merrick Architecture has been often cited as an example of the style, scale and mix of development supported for future development in West Vancouver.

MEC Stores
Chard Development was retained by Mountain Equipment Co-op to oversee the site acquisition, approvals, design coordination and ultimately the construction of 4 MEC stores: Vancouver, Calgary, Edmonton and Toronto. Stores ranged in size from 25,000 Sq.Ft. to 69,000 Sq.Ft. and included a variety of environmental features, re-claimed materials and unique store designs.

MEC Head Office
Chard Development researched and analyzed a variety of corporate office opportunities in Vancouver for Mountain Equipment Co-op. A renovation of a former warehouse was selected by MEC in the False Creek area of the city. This unique location, long-term lease arrangement and ability to develop/renovate to a very high environmental standard were key to the decision. Chard went on to coordinate all aspects of the development including the design, approvals, construction and office relocation.

Hudson’s Bay Company
From 1994 to 2003, Chard Development completed many projects for HBC and Zellers, including a new Hudson Bay Distribution Centre (Warehouse) for Western Canada in Richmond, BC, and shopping centre developments for Zellers in Penticton, Abbotsford, Westbank and Vernon BC. Tasks included property assembly and acquisition, rezoning, subdivision and DP approvals, development management, public liaison and management of consultants, leasing agents and contractors.

Other Projects
Chard's uniquely deep and varied experience has been called upon for a wide range of other development management, investment and consulting projects over the past 15 years. These include:
• The formation of several limited partnerships for the acquisition, holding and development of land and existing buildings throughout Canada
• 36 Charlotte (Toronto, ON) - a joint venture with Urban Capital Group. This project was one of the first new residential buildings in the King & Spadina neighbourhood of downtown Toronto
• Shopping Centre development consulting and development management including: Rutherford Mall (Nanaimo, BC), Richmond Centre (Richmond, BC)
• Negotiations on behalf of Cadillac Fairview/Ivanhoe Cambridge Shopping Centres with Translink on incorporation of Rapid Bus service to the City of Richmond as well as negotiations on four station location and access points with the City of Vancouver, City of Richmond and Canada Line for the new Canada Line (RAV) train from Vancouver International Airport to downtown Vancouver.
The 834
The 834 is designed to be downtown Victoria's favourite new neighbour, with a green wall and attractive copper cladding outside, along with space-savvy interiors. Its west-coast modernist-inspired design and generous shared spaces prove that you don't have to sacrifice value for looks. The 834 received rezoning and a development permit in the winter/spring of 2008 and launched to the public on May 2nd, 2009. The building was completed in late November 2011 and is over 90% sold with a selection of one and two bedroom suites still available.

The Sovereign
The Sovereign, located at 608 Broughton Street, is a landmark development site in the historic center of Old Town Victoria just blocks from the Inner Harbour, Empress Hotel, seaplane terminal and steps from Government Street. Chard Development acquired the site in 2008 and received a development permit in Spring 2009. A new development permit was granted in April 2010 and construction is now underway by Farmer Construction for a planned Spring 2013 completion. The project features 36 boutique suites with contemporary and rich interior design, individual suite heat-pump/air conditioning and premium appliances and fixtures and is now 50% sold.
